Melt in the afternoon, refreeze overnight — black ice forms on a lot that looks perfectly dry. Rock salt only reacts after ice has already bonded to your pavement. Kaplan applies liquid brine before the event, so ice never gets a grip and nobody goes down on your property.
GPS-documented passes • Time-stamped proof for your insurer • Since 1979
While your competitors are still spreading rock salt and hoping for the best, Kaplan is applying science-based liquid anti-icing treatments before the storm even arrives. The result: safer surfaces, lower material costs, less environmental impact, and full GPS-documented accountability on every single service visit.
Serving commercial properties across Illinois, Wisconsin & Indiana.

How the de-icer actually works
Straight answers about anti-icing, black ice, and liability.
It hasn't snowed in days. Why does my lot still need service?
Most slip-and-fall claims don't happen during a storm. Snow piles and daytime sun create meltwater that runs across your pavement, then refreezes overnight into black ice on a lot that looks completely dry. Anti-icing addresses that melt-and-refreeze cycle, not just snowfall.
What is liquid anti-icing, and how is it different from rock salt?
Anti-icing is a liquid brine applied to the pavement BEFORE a weather event. It leaves an invisible layer that keeps ice from bonding to the surface. Rock salt is reactive — it's spread after ice has already formed and has to melt through it. Granules also bounce, scatter and blow off the surface, so much of what you pay for never does any work.
Why does that prevent black ice specifically?
Black ice forms when a thin film of water freezes flat and clear against the pavement. If brine is already on that surface, the freezing point of the film is lowered and the ice can't bond — so instead of an invisible sheet, you get wet pavement. That's the entire difference between a normal morning and an ambulance in your lot.
Is it safe for concrete, landscaping, and pets?
Yes. Applied at the correct rate, liquid anti-icing uses far less chloride than the equivalent salt application, which means less spalling on concrete, less damage to turf and plantings along your curb lines, and less tracked into your entryways.
How does this protect us if someone still files a claim?
Every Kaplan vehicle runs GPS and 2-way video. You get time-stamped, route-verified documentation of every pass on your property. When an attorney or your insurer asks what was done and when, you have the record instead of a guess.
What kinds of properties do you service?
Schools and universities, hospitals and medical campuses, apartment complexes and HOAs, retail centers and strip malls, office parks, and industrial sites across Illinois, Wisconsin and Indiana.
